No facade is zero maintenance. What varies is whether the upkeep is a wash every eighteen months or a scaffold every fifth year, and that is decided at the drawing board, not by the material brochure. A parametric facade on an Indian house typically needs two things over twenty years: periodic washing, and the replacement of a small number of damaged units. Everything else is a consequence of how it was detailed.
The phrase “maintenance free” usually means one of two honest things — the finish will not need repainting, or the material will not rot. Neither is the same as never touching the building. Dust still settles in a horizontal recess, a monsoon still deposits silt behind a fin, and a cricket ball still dents a panel at ground level.

It is four different activities, and conflating them is why the word frightens people more than it should. Only one of the four is frequent, and it is the cheapest.
Separating them lets you ask a supplier a precise question instead of an unanswerable one.

When somebody says a facade is low maintenance, they almost always mean the fourth row is far away. That is a real and valuable claim. It says nothing about the first row, which happens regardless, on every building, in every material.
The useful question to a designer or supplier is therefore not “is it maintenance free” but “what is the wash interval, and in which year does the finish need attention”. Both have numeric answers.

Realistic Wash Intervals By Material And City
Indicative intervals for Indian conditions. They move with exposure more than with material: a north-facing rear elevation on a quiet lane and a south frontage on an arterial road are different buildings for this purpose.

Now the city multiplier, which matters more than most material choices. A coastal frontage in Mumbai, Chennai or Kochi carries salt and needs washing roughly twice as often as the same facade in Jaipur or Indore — not because it looks dirty sooner, but because chloride sitting on a fixing is what shortens its life.
In Delhi NCR the driver is particulate rather than salt, and the visible interval is winter-led: facades soil noticeably between October and January and look their worst in February. Scheduling the annual wash for March rather than a fixed calendar date is a small change that makes a facade look considerably better for most of the year.

How To Clean It Without Destroying The Finish
More Indian facades are damaged by cleaning than by weather. The usual culprits are a pressure washer set too high and an acidic cleaner bought for bathroom tiles, and the damage from both is permanent.
The method is finish-specific, and it is worth writing into a one-page method statement that you hand to whoever washes the building — including the contractor you hire three years from now, who will not have met your facade before.

Five rules that apply to every finish on the list. Test on a small, low, hidden patch first and wait a day. Work top down, so dirty water never runs over cleaned surfaces. Rinse before the detergent dries, which in an Indian summer means working in shade or early morning. Keep pressure low — a domestic washer at moderate setting is plenty, and anything approaching industrial pressure is a risk on any coating. And never mix cleaning products.
The one that catches people out is timing. Detergent left to dry on a hot coated panel can leave a permanent bloom that looks exactly like fading, and the owner then concludes the coating failed. It did not; the wash did.
What Actually Fails, And In Which Year
Over twenty years on a well-detailed Indian residential facade, failures are predictable and mostly small. This is the honest sequence, and none of it is unusual.

Two things about that table are worth stating plainly. First, the biggest cost is not spread evenly — it clusters at year 8–12 and again at 18–25, so a maintenance conversation held only about annual washing is missing where the money actually sits. Second, almost every row is cheaper on a facade made of discrete repeated units than on a continuous surface, because you can replace one component instead of treating a whole face.
The one genuinely unpredictable item is impact at ground level. The bottom 900 mm takes vehicle doors, ladders, cricket balls and moving furniture, and no material specification prevents it. Design that band to be replaceable rather than tough.
Access: The Decision Nobody Makes Until They Need It
Cleaning cost is mostly access cost. Water and labour are cheap; getting a person safely to the fifth-floor fin is not, and that is set by the geometry long before anyone quotes for a wash.
Four access strategies exist for a plotted house, and the design should pick one deliberately rather than discovering it in year three.
- From the ground. Telescopic pole and brush reaches roughly the first two floors. Cheapest by a wide margin, and the reason a G+2 costs far less to keep clean than a G+4.
- From the balconies. Works if every part of the facade is reachable from an opening — which is a design decision. A screen that runs past a blank wall is not reachable.
- From the terrace, by rope or cradle. Needs anchor points cast into the parapet or roof slab at construction, at a fraction of the later cost. Retrofitting anchors is expensive and often refused.
- Scaffold or hydraulic platform. The default when nothing was planned, and the reason a wash on a badly-planned facade can cost several times the same wash on a planned one.
The single highest-value maintenance decision on any multi-storey house facade is to cast two or four certified anchor points into the parapet during construction. They cost very little at that stage and they convert every future clean, inspection and repair from a scaffold job into a rope job.

Run the arithmetic on your own building before choosing a facade, because the difference compounds. A G+2 washed from the ground every two years sits at the bottom of the first row. The same area on a G+4 with no parapet anchors, needing a platform, sits in the fifth and sixth rows every single time — and over twenty years that is roughly ten washes.
This is the honest reason the access decision earlier on this page matters more than the material choice. A set of cast-in anchors moves a building from the scaffold rows to the rope row permanently, and the cost of the anchors at construction is a rounding error against one scaffold visit.

A Maintenance Calendar You Can Actually Follow
Most facade maintenance fails not because it is expensive but because nobody owns the date. This is a calendar built around the Indian year rather than an abstract schedule, and it fits on one page in a site file.
Hand it to whoever manages the house, not to the drawer with the warranty papers.

What each inspection is actually looking for
You are not looking for damage in general. You are looking for six specific symptoms, each of which points at a different cause and a different response.
Dark streaks below a ledge means a horizontal with no fall or no drip — clean it, and add a drip if the detail allows. Rust bleed around a fixing means a plated fastener corroding, and it should be replaced with stainless before it seizes. White bloom on anodised metal is chloride attack through a scratch, which cannot be polished out; that unit gets replaced. A rattle in wind is a loose clip, and tightening it early prevents fatigue at the fixing. Water appearing inside after rain is almost always blocked weeps rather than a failed panel. A chalky feel on a coated surface is normal weathering of the coating, not failure — wash it, and start planning the recoat year.
The pre-monsoon entry is the one that repays the effort most. A blocked weep is a five-minute fix in May and a damp wall in August, and on a ventilated facade a cavity that cannot drain quietly shortens the life of the steel behind the skin.
Spares: The Cheapest Insurance On The Building
A parametric facade is made of repeated units. That is its great maintenance advantage — damage is local and repair is a swap — but only if a matching unit exists.
Order spares with the original production run, not later.
- 8–10 per cent of the clad area, weighted toward ground-floor units, corners and anything within reach of a gate or vehicle.
- From the same coating batch as the visible face, with the batch number recorded. Colour drifts between runs, and a single replacement panel from a new batch is visible at fifty metres.
- Stored flat and indoors, with the as-built panel schedule, so a replacement can be ordered or fitted by part number rather than by description.
- With the tool retained where a bespoke pressed or moulded unit was made. A tool that has been scrapped turns a small repair into a redesign.
The failure mode this prevents is specific and common: a profile is discontinued on a five-to-eight-year cycle, which is well inside the life of a house. Without spares and without the tool, the only honest repair for a damaged unit is to re-clad a whole visible face so the mismatch does not show — which is an entirely different order of expense.
What The Warranty Covers, And What Quietly Voids It
There is no single facade warranty. There are three or four, from different parties, covering different things and running for different periods — and the gaps between them are where disputes live.
Collect all of them at handover, in writing, with the coating batch numbers attached.

Now the part nobody reads. Coating warranties almost always carry maintenance conditions, and the common ones are easy to breach by accident: cleaning with the wrong agent, high-pressure washing, painting or repairing without approval, allowing a dissimilar metal to be fixed against the panel later, and — in coastal locations — failing to wash at the stated frequency at all. Several manufacturers require a documented cleaning record, which means keeping the invoices.
So the single cheapest thing you can do to protect a facade warranty is keep a one-page log: date washed, who washed it, what product was used. It takes a minute per wash and it is the difference between a claim and an argument.
The Detailing Decisions That Set Your Upkeep
Everything above is downstream of a handful of choices made while the facade is being drawn. Get these right and maintenance is a rinse; get them wrong and it is a project.

The first row is the one that shows fastest. Every horizontal surface on an Indian facade is a dust shelf, and every dust shelf produces a dark streak on the surface below it within two monsoons. A 5-degree fall on a ledge costs nothing and removes the single most common complaint about how a facade has aged.
The last row is the one people get wrong while trying to be ambitious. A deep, finely divided relief looks superb and can be close to impossible to clean, because a brush cannot reach into it and a jet is not allowed near it. If a design carries deep texture, check during design that a hand with a brush can physically get into every recess — and if it cannot, expect the facade to hold dirt permanently in exactly the places that create its character.

The Honest Limit
The intervals and ranges on this page are planning figures, not promises, and they will be wrong for any specific building in both directions.
Exposure beats material almost every time. A PVDF facade under a peepal tree that drips sap and drops leaves into every recess will need more attention than a powder-coated one on an open corner, whatever the coating datasheets say. Two neighbouring houses with identical facades can sit two years apart on the same wash cycle because one faces an arterial road and one faces a park. The cleaning rates move the same way — they are a market snapshot from service providers, not a tariff.
And the honest admission behind the whole subject: a facade that has never been washed for six years does not usually fail, it just looks tired, and most owners tolerate that for far longer than they expect to. The reason to care about the detailing decisions above is not that neglect destroys the building. It is that they decide whether keeping it looking new is a Sunday morning with a hose or a quotation from a scaffolding contractor — and that difference compounds over twenty years.
